Buying Process
We will help you find the property you want and walk you through every step.
- When you are ready to make an offer to purchase a property, we will prepare all the necessary paperwork. You will be asked to make an earnest deposit to show the seller your intent to proceed with the purchase. Your earnest deposit will be applied towards the closing costs.
- The seller may accept your offer, make a counter offer amending one or more points of your offer (such as price), or completely reject your offer (this is rare).
- You may accept the counter offer, make a new counter offer or reject the seller’s counter offer.
- When a purchase agreement has been reached between you and the seller, your earnest deposit check is deposited into a non-interest bearing escrow account at a title company. It will remain there until closing, at which time it will be applied towards the closing costs.
- Next, you will do a mechanical property inspection to make sure everything is in working order. We recommend hiring a professional company to do this. The cost is usually $275-400, depending on the size of the home you are purchasing.
- Before signing the contract, you will receive full disclosure forms from the seller about the house. This states whether the seller has experienced any water damage, the age of the furnace, roof, etc.
- Within two weeks of closing, you will also receive a Termite Inspection Report to determine whether or not there are active termites in the structure. If there are active termites, the seller will have to pay to have it treated. Termite companies get paid only if they find termites, so they look very hard for them.
Loan Process
Before the offer is made, you will contact a loan officer with a bank or mortgage broker to begin the loan process. This is a two part procedure.
- First is qualifying you as a borrower. The loan officer will require such things as 2 years past tax returns with W-2′s, 3 months past bank statements, 30 days past pay stubs, etc.
- The second part qualifies the lender, stating that the collateral offered by the property is sufficient to cover the amount of the loan you wish to make. This process usually takes about 20 days to get the verifications of date you submitted and get your final loan approval.
- In the mean time, you will get a pre-qualification letter stating pending the verification of the data you submitted, you are qualified for the loan you need to make your purchase.
